The adaptive reuse construction of 1221 Broadway took shape in two phases: Phase 1 renovated its existing 300 apartments and five courtyards; Phase 2 renovated retail and office space in the building along Broadway St. Phase 1 involved re-skinning the existing building and making windows larger to allow more natural daylight into the apartments, while stronger connections to the five courtyards and to the outdoors created both a unique oasis and urbane street presence. These courtyards link urban living with nature while providing outdoor activity and gathering spaces. In addition, the five-story parking garage was finished out and roofed.
